We advertise each property in more than 40 different internet sources dedicated to the rental housing market.


The most important and attractive service we provide is for our clients to have an accurate and on-demand access to their records. For that, we utilize the property management and accounting software by Appfolio. Our clients have 24/7 access to their dedicated online owner portals which contain detailed monthly reports and records pertaining to operation of their property. Financial reports, maintenance work orders/requests, and copies of maintenance invoices can all be found there.

Comparative Market Analysis (CMA)

CMA is a study and research analysis of the property's characteristics and amenities in connection with the local market, and in relation to other rental properties that are competing in it. We perform this service for our clients each time the property is available for rent to ascertain its most current rental value. For prospective clients, we can provide this analysis at no cost or further obligation.

Tenant Screening

A complete and accurate tenant screening is paramount to a long and successful tenancy. For all of the rental applicants we obtain the most current data regarding credit history, employment, social security number verification, and court records check for criminal and landlord-tenant litigation. In addition, we verify applicant's payroll information, and prior rental history and references.

Maintenance and Repairs

Sometimes, things go wrong and need special attention. It is imperative that any maintenance issue is addressed quickly to preserve the integrity of the property and maintain tenant satisfaction. Maintenance and repairs on all properties under our management are provided by third-party vendors. We engage (as necessary) the services of various vendors on behalf of our clients to perform a number of tasks, including, but not limited to cleaning, carpet cleaning, installation and repairs, plumbing, heating and air conditioning, electrical repairs, landscaping, painting, general handyman services, and pool and spa service. All vendors are required to have a Nevada Business License, General Liability and Worker's Compensation Insurance. We do not add any fees, charges, or markups to the vendor's original invoices for services.
