Management Contracts

Long-term contracts are scary, so our contracts are month-to-month with no termination fees or penalties

Management Fees

We will only charge a management fee when we collect rent. We do not charge flat management fees

Leasing Fees

We pay for all initial marketing and advertising costs. We will charge a leasing fee only upon successfully leasing the property

Tenant Placement

If we place a tenant in your property and they break the lease within the first 12 months, we will re-lease your property for free

Rent Deposits

You want your rent fast. We will initiate a deposit of your rent into your bank account on the 9th day of each month

Eviction Protection

We stand behind our tenant screening process. We will reimburse up to $1000 for legal expenses associated with the eviction

Property Evaluations

We perform periodic exterior property evaluations and at least one annual full interior property evaluation

Maintenance Process

We monitor our phones and email 24/7. All maintenance is performed by licensed and insured vendors

Maintenance Surveys

To ensure that repairs have been completed correctly and to the resident satisfaction, we survey the resident after each repair

Response Time

Your assigned/dedicated property manager will respond to all of your inquiries with 24-business hours

Experience

Southwest Management Group has been in the business of property management since the mid-1980s. Our clients know that we were here yesterday and will be here tomorrow, and for many years to come. We are a licensed real estate Brokerage and Property Management Company in the State of Nevada. Lead members of our team, in addition to being licensed are also members of the Las Vegas Realtors, Nevada Realtors, Institute of Real Estate Management (IREM), Building Owners and Managers Institute (BOMI), and National Association of Residential Property Managers (NARPM).

Management Contracts

Long-term contract can be scary and intimidating. We understand this. This is why we created a month-to-month management agreement. We believe in earning your trust and confidence every month, not just once a year. We have no early termination fees or penalties. If our clients, or we, do not feel that we are a perfect match for each other, we can part ways with a thirty days’ written notice.  

Management Fees

We will only charge a management fee if/when we collect rent. If our clients do not get paid, we do not get paid. We do not charge flat management fees.

Leasing Fees

We pay for all initial marketing and advertising for your property. We will only charge a leasing fee when a new tenant has executed a lease agreement, paid security deposit and first month’s rent.

Tenant Placement

If we place a tenant in your property and that tenant breaks the lease agreement within the first 12 months, we will re-lease your property at no cost to you.

Rent Deposits

You want your rent fast. We understand. Assuming that your tenant paid the rent in full and on time, we will initiate the delivery of the funds to your bank account via ACH direct deposit on the 9th day of each month, or the next business day if the 9th falls on a banking holiday or weekend.

Eviction Protection

We stand behind our tenant screening process. In a rare event when a tenant must be evicted, we will reimburse you up to $1000 for legal expenses associated with the eviction IF these expenses exceed the amount of tenant’s security deposit.

Property Evaluations

We perform periodic exterior property evaluations and at least one annual full interior property evaluation. In the event of major improvements, renovations and/or HOA compliance, additional evaluations are scheduled.

Maintenance Process

We monitor our phone lines and email accounts 24/7.  We have protocols in place to address normal vs. urgent maintenance issues to ensure cost control. All maintenance and repairs are performed by our pre-screened vendors who are fully licensed and insured.

Maintenance Surveys

To ensure that all maintenance and repairs are performed correctly, we follow up with tenants after each repair to confirm that the repair has been completed and to ensure tenant’s satisfaction with the vendor’s performance.

No one like to wait to get the answers they need. Your assigned and dedicated property management team will respond to all of your inquiries within 24 business hours.

Online Access

Our clients have 24/7 access to their Owner Portal. These Portals contain copies of the management agreement, lease agreements, owner financial statements and 12-month cash flow statement. Additionally, rent deposit account and a preferred method of delivery of IRS Form 1099 can be updated through the Portal.
